Property Documentation & Legal Paperwork Help for NRIs
Most NRI property problems start with paperwork that was not updated: a mutation that never happened, property tax in the old owner's name, or a rent agreement that was not registered. We help you keep records current and connect you with an advocate or chartered accountant when needed.

Tax paperwork for NRI landlords
Rent paid to a non-resident owner is subject to TDS. From FY 2026-27 this falls under section 393(2) of the Income-tax Act, 2025 (it replaced section 195 of the 1961 Act): there is no threshold, and the base rate is 30% plus applicable surcharge and 4% health & education cess. The tenant needs a TAN, files the TDS return and gives you the TDS certificate. You can apply for a lower or nil deduction certificate, and treaty (DTAA) relief may apply.
Rent from Indian property should be credited to your NRO account. Money can be moved from NRO to your NRE or foreign account within the FEMA limit of USD 1 million per financial year, after taxes, using Form 15CA (and Form 15CB from a chartered accountant where required).
Inheritance and family property
When property passes by will or succession, the steps are usually probate or a legal-heir/succession certificate (as applicable), then mutation and utility changes. Timelines vary by state; an advocate should advise on your documents.

Frequently asked questions
Do you provide legal advice?
No. We coordinate paperwork and connect you with independent advocates and CAs who advise and file on your behalf.
Can property tax be paid online from abroad?
Most large municipal bodies offer online payment. We help you find the property ID and keep receipts on your owner account.
What is mutation and why does it matter?
Mutation updates the owner's name in municipal or revenue records. It is needed for property tax, utility changes and a smooth future sale.
