NRI Property Management for Indians in the UAE
Living in the UAE and own a home, flat or shop in India? SiddhiSadan looks after it on the ground: tenants, rent follow-up, inspections, repairs and paperwork, with photo updates on your owner account and WhatsApp.
This page covers what is specific to owners in the UAE: when to call, how to make a power of attorney there, and the tax and banking points to check. Our base is Delhi NCR; for other Indian cities we confirm coverage for your address first.

Time difference and best call windows
IST is 1 h 30 min ahead of UAE time (Gulf Standard Time). There is no daylight saving in either country.
The working days overlap almost fully: 10 am in Dubai is 11:30 am IST. Both the UAE and India have a Saturday–Sunday weekend for most offices, so weekdays line up.
You can message us on WhatsApp at any hour; we reply in Indian working hours and schedule calls in your window.
Making a power of attorney in the UAE
The UAE is not in the Hague Apostille Convention for this purpose. Sign the POA at, and have it attested by, the Embassy of India in Abu Dhabi or the Consulate General of India in Dubai.
Where to go: Embassy of India in Abu Dhabi and Consulate General of India in Dubai.
A power of attorney executed abroad must be stamped (adjudicated) in India within three months of being received in India, and a POA that authorises sale of immovable property must be registered before the Sub-Registrar.
Tax on Indian rent if you live in the UAE
In India: Rent paid to a non-resident owner is subject to TDS. From FY 2026-27 this falls under section 393(2) of the Income-tax Act, 2025 (it replaced section 195 of the 1961 Act): there is no threshold, and the base rate is 30% plus applicable surcharge and 4% health & education cess. The tenant needs a TAN, files the TDS return and gives you the TDS certificate. You can apply for a lower or nil deduction certificate, and treaty (DTAA) relief may apply.
In the UAE: The UAE has no personal income tax on individuals' rent or salary, so Indian TDS is your main tax on rent. Because TDS is deducted at 30% plus surcharge and cess, file an Indian return if your actual tax is lower, or apply for a lower deduction certificate. A UAE tax residency certificate can support treaty claims under the India–UAE DTAA.
Getting rent to the UAE
Rent from Indian property should be credited to your NRO account. Money can be moved from NRO to your NRE or foreign account within the FEMA limit of USD 1 million per financial year, after taxes, using Form 15CA (and Form 15CB from a chartered accountant where required).
Common situations for owners in the Gulf
- Short flights make it practical to visit for registry or KYC, so many UAE owners sign documents in India instead of using a POA.
- Rent paid to an NRI still carries TDS, even though the UAE does not tax it.
- Keep NRE (repatriable) and NRO (Indian income) money separate.
Services for owners abroad
Choose what you need; most owners start with tenant management and inspections.

Frequently asked questions
How do NRIs in Dubai make a POA for property in India?
Sign it and have it attested at the Consulate General of India in Dubai (or the Embassy in Abu Dhabi), then stamp it in India within three months of arrival.
The UAE has no income tax. Do I still pay tax on Indian rent?
Yes, in India. The tenant deducts TDS; you can file an Indian return to claim back any excess.
Can I talk to SiddhiSadan during UAE working hours?
Yes. India is only 1 h 30 min ahead, so most of your working day overlaps ours.
