Time difference and best call windows

IST is 1 h 30 min ahead of Oman time (UTC+4). No daylight saving.

A 10 am Muscat call is 11:30 am IST. Oman's weekend is Friday–Saturday, so Monday to Thursday overlap best.

You can message us on WhatsApp at any hour; we reply in Indian working hours and schedule calls in your window.

Making a power of attorney in Oman

Oman is in the Hague Apostille Convention. Get the POA notarised and apostilled by the Omani Ministry of Foreign Affairs; attestation at the Indian Embassy is another option.

Where to go: Embassy of India in Muscat.

A power of attorney executed abroad must be stamped (adjudicated) in India within three months of being received in India, and a POA that authorises sale of immovable property must be registered before the Sub-Registrar.

Tax on Indian rent if you live in Oman

In India: Rent paid to a non-resident owner is subject to TDS. From FY 2026-27 this falls under section 393(2) of the Income-tax Act, 2025 (it replaced section 195 of the 1961 Act): there is no threshold, and the base rate is 30% plus applicable surcharge and 4% health & education cess. The tenant needs a TAN, files the TDS return and gives you the TDS certificate. You can apply for a lower or nil deduction certificate, and treaty (DTAA) relief may apply.

In Oman: Oman's Personal Income Tax Law (Royal Decree 56/2025) takes effect on 1 January 2028: 5% on taxable income for individuals whose total annual income exceeds OMR 42,000, and for tax residents this includes income from abroad. Below that, there is no Omani tax on your Indian rent. Indian TDS applies either way.

Getting rent to Oman

Rent from Indian property should be credited to your NRO account. Money can be moved from NRO to your NRE or foreign account within the FEMA limit of USD 1 million per financial year, after taxes, using Form 15CA (and Form 15CB from a chartered accountant where required).

Common situations for Oman-based owners

  • The small time gap makes same-day coordination with Indian offices easy.
  • If the 2028 Omani tax will apply to you, the India–Oman DTAA matters for credit of Indian tax.
  • Rent from India goes to NRO; savings from Oman go to NRE.

Services for owners abroad
